Live-Work-Play amidst greenery at SoFo@3elements

FOLLOWING the sold-out success of its first launch of the Small office Home office (SoHo) development in Subang SoHo, Titijaya Group of Companies has now turned its sights to the Small office Flexible office (SoFo) urban business address in SoFo with the launch of its SoFo@3 elements in Puchong South, Selangor.
"SoFo consists of two blocks of apartments with the first block now open for launch," shared Titijaya Director Charmaine Lim Puay Fung in reference to the latest release of its first tower block in Andira comprising 400 units. The second block yet to be released in Briza will consist of a further 400 units. In total, there will be seven designs for the single office space and eight designs for the duplex offices with high ceilings of up to 18 ft in height to choose from.

"We've always wanted to do something for the young generation since there is a need to cater to the young generation who want their own space. From the success of our SoHo launch in 2009 in Subang SoHo with its offering of 300 units spread over two wings under one 16-level tower block, we noticed a demand for smaller units. People are moving into smaller units as property prices are increasing and being young, a lot of people want their own units instead of renting a place so this location in Puchong South that is nearer to Cyberjaya is certainly ideal," she said.

SoFo, appropriately themed as "Flexibility to achieve more", is housed within the 3elements mixed-development comprising both commercial and residential zones with a Gross Development Value (GDV) of RM400 million spread across 6.03 acres of prime leasehold land. The mixed development revolves around three components embodying the live-work-play concept encompassing serviced apartments, office suites and retail or shop offices.
"We have two products in SoFo namely the single storey office suites stretching from the 10th to 18th floor while the duplex units are from the 19th to 25th floor," elaborated Lim.

The single storey office suites with built-up areas ranging from 504 sq ft to 761 sq ft are priced from RM255,950 onwards whereas the duplex units range in size from 692 sq ft to 1,131 sq ft.

"Early birds get to enjoy free SPA and legal fees for their loan, a free car park, two free air conditioners and a complimentary pantry as well," said Lim, urging prospective purchasers to take advantage of the early bird promotion.

Embracing Green: Three Elements of Live, Work & Play: The 16- level SoFo marks a maiden venture for Titijaya in that it is a Green Building Index (GBI) certified project marrying green features.

"This building is designed based on the GBI index with the rainwater harvesting system used to collect rain water for use at the podium and facilities level. The concept is modern, with a lot of greenery incorporated into the features of the building including vertical greenery adorning the exterior facade of the car park.

"We also promote increased energy savings with the use of energy savings lighting, among other features," shared Lim, anticipating that the target market comprising young entrepreneurs, small and medium business owners will readily embrace the added benefits of conducting business at SoFo. Investors too will reap the benefits of good demand for SoFo units.

"A lot of GBI-certified buildings started in Bangsar, the Kuala Lumpur City Centre vicinity and other high-end areas. Although the construction costs tend to be high, our products are more affordable. We hope that our buyers will appreciate the development. Green buildings are the way forward and a must in the future and we are confident that there will be growing appreciation for green buildings," added Lim.

She anticipates high demand for green compliant buildings by virtue of the growing appreciation for green products as reflected in other sectors.

"We are in a transitional mode and wanted to start with the GBI certification. Although obtaining GBI certification may cost higher, it's a responsibility for buyers and developers to embrace green building features to counteract the effects of pollution.

"The return value for investment will be higher eventually because people will start to realize and accept the benefits of the GBI. In the future, one will be able to obtain savings on utility bills while exercising responsibility and investing in the future generation," reasoned Lim.

The entire mixed-development is surrounded by lush greenery with the facade of the building housing the car park area forming a vertical green area.

"It's not a typical office but comes with amenities that are part of the leisure offerings that cater to the needs of the young generation as reflected in the swimming pool and gymnasium facilities," added Lim.
